The exciting and iconic Northpoint City is an integrated, mixed-use, commercial and residential plot at Yishun Central that was purchased by North Gem Development P/L and FC North Gem Trustee P/L, units related to Fraser Centerpoint Limited or FCL. This plot of land is right next to Northpoint Shopping Centre, Yishun 10 and Yishun Library. Under HDB's Remaking Our Heartland Initiatives, Nee Soon has been identified as one of the towns to undergo a series of transformations to improve the living environment of its residents. Together with Northpoint Shopping Centre, it will have an estimated 850,000 sqft of gross floor area. The commercial units in this development will benefit from the heavy foot traffic associated with bus interchanges and MRT stations and the attractiveness of having a large number of shops in the same local area.
North Park Residences (also referred to as North Park Residences @ Yishun), the residential part of Northpoint City includes twelve 10-storey blocks, housing a total 920 residential units ranging from studio apartments to five bedroom units. Residents can look forward to quality homes and the convenience of having shops right at their doorstep.
The development will also offer a childcare centre and house the existing Yishun Library.
Northpoint City will also have seamless connectivity with the ITH or Integrated Transport Hub which incorporates a direct underpass link to Yishun MRT station and an air conditioned bus interchange, a welcome upgrade from the previous open and sometimes hot, bus interchange. This offers a big advantage when compared with other mixed developments such as Junction 9 which is ocated between Yishun Ring Road and Yishun Avenue 9.
Due to the location and accessibility to the various amenities, the residential units are likely to attract a lot of interest despite the current market conditions and the effects of the cooling measures.

The baseline for psf is determined by the cost of the land which works out to be $1077 psf ppr, significantly higher than the $750-850 psf ppr expected at the time of the tender exercise. The plot of land where the Junction 9 mixed development is being built was sold at $794 psf ppr so a premium for North Park Residences is to be expected. Northpoint City pricing and North Park Residences pricing has not been released as of Nov 22, 2014. Buyers of North Park Residences or any development in Singapore in the current market and with the TDSR cooling measure in place needs to consider the benefits of owning either (which are very impelling), proximity to schools, work places and major expressways or MRT stations, future value and affordability.
North Park Residences have been promoted in the media as being convenient is so many ways and it truly is. The long list of benefits testify to this development being a really attractive investment both to live in or for rental income. Everyone looks for convenience when looking for a place to stay in or to rent out. A smaller unit in this development can serve to generate rental income towards loan payments and to set aside as a place to retire to.
