Principal Garden Condo is located next to The Crest Condo along Prince Charles Crescent in the prestigious District 3. Principal Garden is an unexpected name for a condominium but this property dedicates 80% of its land area to nature and 20% to structures. It is like a condo within a garden. The condominum is located in an area filled with good class bungalows and close to the "embassy row" and is a short drive to the shopping district in Orchard and the CBD. The 663-unit development offers 1-5 bedroom unit types with 2-3 bedroom dual-key floorplans and 3-5 bedroom units with private lifts. A long list of 55 different facilities such as a sky pool on the 24th level, a 2000sqft gym looking out to green and water and an elegantly designed clubhouse with wine cellar offers residents with an almost inexhaustible list of facilities to enjoy. 

In 2012, the URA award a tender for the site where The Crest Condo is being built. This was designated parcel A. Wing Tai's Wingstar Investment and other partners won the bid for parcel A at $516 million. Two years later, the plot next door, called Parcel B, was sold at a much lower price to UOL Venture Investments and Kheng Leong. Parcel B can accomodate building heights of up to 24-storeys and about 750 units. The good news for Principal Garden Condo buyers and developers is that the land cost per unit area is much lower for Principal Garden, a result of the cooling measures called TDSR. The psf ppr (per square foot per plot ratio) for The Crest is ~$960 vs ~$821 for Principal Garden Condo or some 14% lower. This gives the developer more room to manuever in terms of offering facilities and price when compared to the competition next door.

Like the Crest, both condos are 99 years leasehold developments and are situated in a landed area of good class bungalows and share the same amenities nearby including proximity to the Redhill MRT station. Out of the land area of 268,716 sqft, over 200,000 sqft are given to landscaped gardens, a fact alluded to by the name of this development - Principal Garden.
