In August 2014, the URA awarded two parcels of land located along Fernvale Road and across the road from the Thanggam LRT station to CEL Development Pte. Ltd. and Unique Residence Pte. Ltd. The total price for both parcels was in the region of $500 million with fewer developers bidding compared with the Riverbank and Rivertrees land sales, both properties being in the same vicinity. High Park Residences will have about 1390 units ranging from studio units to 5 bedroom units and even semi-detached and bungalow units and 9 shops. There is something for everyone. This development sits on elevated ground and good views including those of the Johor Straits may be enjoyed by units with the right floor and facing. High Park floorplans are currently in draft and will be uploaded when suitable images become available. The current draft plans show open layouts for kitchen, dining and living areas for the 1 and 2 bedroom units. For units with 3 or more bedrooms, the kitchen is closed up. All units come with a balcony including the 1-bedroom+study units and the 4 bedroom units have 2 balconies adjoining the living room and the master bedroom. The master bedrooms include ensuite bathrooms for the 4 and 5 bedroom units. In all the units, no more than 2 rooms share a single bathroom. Note that this table is not a substitute for the developer's brochure.

Indicative pricing is shown in the table below. Prices do vary depending on type, facing and floor and also from time to time depending on offers and discounts from the developers. The winning bids for the two land parcels A & B on which High Park will be built are lower than the recent Riverbank and Rivertrees developments in the same vicinity. Parcels A and B were sold at $438 and $448 psf ppr Vs $489 for Riverbank and $533 for Rivertrees. The lower prices and soft market should favor lower prices for this development.

High Park offers a wide range of unit types to choose from: 1-bedroom plus study for retirees or singles to 5 bedroom units for larger families and potentially lower sales prices when compared to the Riverbank and Rivertrees developments in the neighbourhood due to the lower land sales prices especially with respect to Rivertrees. Although it is in the Sengkang area, residents can opt to access their homes via Jalan Kayu rather than Sengkang East Road which is jam packed during peak hours. High Park is across Fernvale Road from the Thanggam LRT station and is just one stop away from Seletar Mall which offers grocery shopping at NTUC and movies at Shaw Theatres and well as other popular brands such as Uniglo. The LRT also hooks up with Sengkang MRT station
